Construction Coordinator-

Job Description:

CONSTRUCTION COORDINATOR will coordinate Requests For Proposals (RFP); outsourcing bids; gathering and collecting incoming bids; strategically analyzing information; and all follow up with vendors upon the bid being accepted.

Assist Project Managers in developing, documenting and implementing project specific procedures.

Have a proficiency in computer programs utilized to perform duties. Have a thorough knowledge of the Contract Documents, Plans, Specifications, Owner Contract and Construction Contracts for projects assigned.

Maintain contractor/vendor database/project directory.

Assist in the monitoring, controlling and updating of project schedules.

Maintain current scheduling information.

Set up and maintain project-filing system.

Review pricing and status of change order requests with Project Manager, Project Superintendent and Owner.

Implement and manage a procedure for issuing a ?Notice to Proceed? for approved change order requests.

Prepare, process and monitor Daily Job Log and Monthly Report.

Identify and review major areas of concern with Project Manager.

Maintain a progress photo file.

Ensure all submittal, RFI?s and change orders are submitted and processed in accordance with contract documents.

Expedite processing of submittal and maintain current status file and log.

Monitor contractor?s as-built drawings to assure completeness and that the current set of as-built drawings reflects all changes from the base contract documents. This would include all addenda, clarification, field orders, approved change orders, relevant correspondence and documenting field conditions.

Maintain drawing and document logs.

Assist in the planning and monitoring of the quality control program for conformance with the Contract documents and project requirements.

Establish and manage procedures providing an orderly and systematic process for handling problems and Requests for Information (RFI?s) generated through the course of construction. This system should have a status and/or control mechanism for monitoring effectiveness.





Assist in inspections to determine Substantial Completion and assist in the preparation of punch lists.

In conjunction with the Project Manager, monitor the contractor?s Safety Program toward a goal of providing a safe working environment and a safety conscious attitude. Participate in Progress Meetings and prepare minutes.





EDUCATION, EXPERIENCE, KNOWLEDGE:



Minimum one to two years of construction management experience. Must be computer literate in windows based software including word processing, presentations and spreadsheet programs.

Must have excellent verbal and interpersonal communication skills and present a professional image both in person and over the phone.

Must be organized and have the ability to set priorities and meet deadlines.
